There are five main categories of land in Karnataka, which is known as the zone of land. The lands are divided into different zones based on their usage primarily for commercial, residential, and agricultural purposes. Land conversion is approved by the Deputy Commissioner.

The Types of Land in Bangalore for sale are as follows,

The land under the yellow zone can be used for residential construction for plots. Small businesses like milk booths, grocery stores, and small shops can be built in the yellow zone. The main aim of the Yellow Zone is to improve the life quality of the locals in the area.

The green zone has the land that is allocated for agricultural use. In the green zone, no housing or commercial building is allowable.

The areas in the commercial zone are meant for building shops, theatres, malls, and other commercial buildings.

Big, medium, or small-scale industries can be started in this area. KIADB, which is also known as Karnataka Industrial Areas Development Board, is in charge of developing these areas.

Under the mixed usage zone, a part of the residential land is allowed for commercial purposes. It will result in the quick development of the particular area.

A change of land needs the agreement of the local authorities in Bangalore.

  1. The Land Revenue Commissioner will give an application form for the Land Conversion process.
  2. Along with the application, the following listed documents must be given:
    • Original Sale Deed
    • Official survey map
    • Recent tax payment receipt
    • Gift Deed
    • Mutation Letter
    • ID proofs
  3. A fee is essential to be paid for Land conversion, and it varies based on the type of property and its location.
  4. All needed details, such as the land size, crops, soil types, names of the previous owners, and names of current owners, must be given.
  5. The Revenue Office will give certified copies of the documents.
  6. The DC will now approve the conversion of any agricultural land to a non agricultural land.
  7. Then, a conversion order is given, which allows the conversion of agricultural land for other uses.

There are 2 ways that you can get a conversion certificate for land conversion in Bangalore. One is the online method, and the other one is the offline method, and here are the details on both.

  • Offline - Land conversion must be paid with a fee that varies based on the property type and location. The DC will let the property change once all needs are met.
  • Online - The online conversion can be done through the Bhoomi website. On the official website, people can access all services, such as applications for conversion.

The RTC which is known as Pahani, is a land record given to the current owner in Karnataka. The records have details about the owner and each aspect of the land, including:

  • Landowner details
  • Total Size of the Land
  • Water Rate to maintain the land
  • Commercial flood zones
  • Type of possession
  • Soil sorting
  • Type of land
  • Crops grown on the land
  • Bank loans
  • Tenancy
